The Center of Folsom

The Central District includes several city parks, including Lembi Park where the new Aquatic Center is now open. There is access to Folsom Lake at Folsom Point north of East Natoma Street across from Briggs Ranch. There are several schools in this district, including the Riley campus of Folsom High School and the Folsom Middle School. There are also several shopping centers in this area, including the Wal-Mart and Target centers and several grocery stores.

About Central District Folsom

After World War II, the primary area for residential development in Folsom was near Natoma Street and Duchow Way. Homes in this area tended to be average quality production homes and were typical for homes in the country at that time. Several of the streets in this area were named for Folsom veterans who died during the war. Currently these homes range in value from the high $200,000’s to the low $400,000’s. Development moved east, bounded by Natoma Street to the north and Humbug Creek to the south, and by the late 1970’s and early 1980’s the large Willow Creek development was started.

Although most Willow Creek homes were production homes built by several different builders, there were also some custom homes in the area. Blue Ravine Road now forms the eastern and southern boundaries of Willow Creek. There is a broad range of values in the area from the low $300,000’s to the high $500,000’s. Briggs Ranch, which opened in the late 1980’s, is south of East Natoma Street and west of Blue Ravine Road. In Briggs Ranch you will find both good quality production homes and very good quality custom homes ranging in price from the low $400,000’s to the low $600,000’s. About the same time that Briggs Ranch was being built, some production homes were being built southwest of East Bidwell. Several builders have built production homes in this area and some are still active in the area. These homes have a broad range of value from about the low $300,000’s to the high $500,000’s. Other residential possibilities in the central area include a gated senior community, some mobile home parks, several multi-unit properties and some custom homes.
